Underwriting and Due Diligence
PCP has the experience to execute your underwriting and due diligence needs from contract to close. We handle the following:
- financial modeling & forecasting
- lease reviews
- market analysis, review of sales and rental comps
- drafting of PSA contracts
- TI/LC, tax & insurance escrow analysis & placement
- procurement & analysis of third-party reports

Investment Marketing
Equity Placement & Joint Venture
PCP will on certain occasions create joint-ventures and take down a portion of the committed capital of a deal. We will usually require majority control in the ownership entity. We will explore passive investments with proven partners.

Memorandums, Print Materials
Our marketing department has experience creating professional print and promotional materials including the publication of Offering Memorandums.


Debt Financing
We can find a loan that is perfect for you needs. We have established relationships with leading lenders of all types and sizes that are looking to lend, even in today's environment.

Balance Sheet
$10-$100m, up to 80% LTV, 3-5 year term, interest only possible, points no defeasance, earn-out possible, rate spread over like-term treasury/swaps, upfront escrows usually required. For strong rent rolls in healthy locations with income upside to market

Preferred Equity
$1m - $5m, via control of ownership entity. We prefer assets with strong tenancy and/or a strong sponsor. We require a minimum look-back IRR commensurate with risk and require a yearly cumulative minimum preferred payment from cash-flows.

CMBS
$10-$100m, up to 75% LTV, rate spread over like-term treasury/swaps, 3-10 year term, upfront escrows, defeasance.

Insurance Companies
$50m minimum, up to 75% LTV
