Poal Capital Partners was the lead syndicate in the purchase of the Valley Forge Corporate Center. This office/flex asset contains 251,751 rentable square feet, is 93% occupied and has a remarkable rent roll of credit tenants including PayChex (NASDAQ: PAYX), Comcast Cable (NYSE: CMCSA), Texas Instruments (NYSE: TXN), Megger, Almac Clinic and more. The building is located in Valley Forge, Pennsylvania.

Forest Hill Technology Centre
$9,450,000 - Acquisition Loan
Poal Capital Partners was the lead syndicate in the purcahse of the Forest Hill Technology Center and secured the first position loan. This office/flex asset contains a remarkable rent roll of credit tenants including FedEx, Terminix and Interactive Solutions. The building is located in Memphis, Tennessee.

Taft Street Office Complex
$20,150,000 - Refinance
Poal Capital Partners was the lead syndicate in the purcahse of the Taft Street Office Campus in April 2005 for a price of $18,500,000. This 151,500 rentable square foot complex consists of 8 buildings on 11 acres of real property in Fort Lauderdale, Florida. Poal Capital Partners secured the original and the refinance loan.

First Image Building
$3,500,000 - Construction Loan
Poal Capital Partners was the lead syndicate in the purchase of this 'Class A Office' asset in March 2005. When we acquiried the building it was nearly 55% vacant. Today it is 77.5% occupied by 2 credit tenants occupying the entire 77.5% on new long-term leases. The construction loan was taken down to finance TI/LC on the new leases and to provide additional funding for future leasing. The asset contains 109,000 square feet of leasable space located in Nashville, Tennessee.

Market Street Shops
$15,500,000 - Acquisition Loan
Poal Capital Partners was the lead synidcate in the purchase of this remarkable retail asset in January of 2007 and secured the first position loan. The center consists of 179,500 square feet of leasable Outlet Center Space and is anchored by an out-performing Harley Davidson dealership on a long-term lease. The asset is located in Dalton, Georgia.
